Any file you run through AI extraction — a rent roll, a trailing-12 statement, or an offering memorandum. Because offering memos are long and expensive to process, each OM counts as three documents against your monthly quota. Building models by hand never touches the quota.
Any deal you can currently open and edit, including deals shared to you with edit access. Read-only deals shared with you don't count. On Starter, once you hit 10 active projects you'll be prompted to archive or delete one before starting another; archived deals become editable again the moment you upgrade.
You're not cut off mid-deal. Extractions past your monthly allotment are billed as overage at your tier's per-document rate ($0.50 on Starter, $0.30 on Professional, $0.20 on Enterprise). Higher tiers pay less per document, so heavy users save by upgrading.
Yes — upgrade or downgrade anytime. Upgrading lifts your project cap immediately and reactivates any archived deals. Downgrading takes effect at the end of your billing period so you're never charged twice.
